Why we built a community

North Idaho is growing quickly, and a lot of the new housing going up around it is built to a price rather than to a standard. We wanted to prove those two things are not mutually exclusive.

Iron Vale is a designed community in Post Falls, made up of detached two story homes on their own lots. By working from a considered set of floorplans instead of starting from a blank page each time, we build more efficiently and pass that saving on, without changing the materials, the trades, or the level of finish we would put into a custom home.

What is being built

Homes at Iron Vale range from approximately 1,400 to 2,200 square feet, with three bedrooms, two and a half bathrooms, and an attached two car garage as standard. Lots run from 4,000 to 6,800 square feet. Prices start in the high $400s and a typical build takes around four months.

The architecture is modern rustic, clean lines and warm materials, designed to sit naturally in the North Idaho landscape rather than fight it.

Who it is for

Iron Vale suits buyers who want more than a starter house but are not ready for a custom build. First time buyers, families moving up, and investors looking at one of the fastest growing markets in the region. It is a neighbourhood, not a subdivision of identical boxes.
